HARVARD INVESTMENTS CLIMBS TO NO. 4 ON PHOENIX BUSINESS JOURNAL’S INDUSTRIAL-COMMERCIAL REAL ESTATE DEVELOPERS LIST

Harvard Investments continues its upward trajectory in the Valley’s commercial real estate landscape, rising to No. 4 on the Phoenix Business Journal’s 2025 Industrial-Commercial Real Estate Developers list.

That’s up from No. 6 when Harvard Investments made its debut on the list last year. Among Commercial Real Estate Developers overall, Harvard is ranked No. 7, reinforcing its position in shaping the future of Metro Phoenix.

At the center of the industrial momentum is Goodyear AirPark, Harvard’s flagship industrial development with partner Lincoln Property Company. Goodyear AirPark is a transformative project for the West Valley.

Harvard and Lincoln last year delivered Phase I, a state-of-the-art industrial development that brings 1.6 million square feet of Class A space to the West Valley, one of the fastest-growing corridors in the state.

Strategically positioned between Harvard’s thriving master-planned community of Estrella, its newly announced Rio 1900 development, and the city’s emerging civic and business hub at Goodyear Civic Square (GSQ), Goodyear AirPark represents a bold step forward in realizing the region’s long-term economic vision.

Phase I features six state-of-the-art buildings ranging from 81,000 SF to 775,000 SF, each designed with the needs of modern industrial users in mind. Highlights include: 40-foot clear heights, 327 dock-high doors, secured private truck courts, and abundant car and trailer parking.

As the business park continues to grow, Harvard is also celebrating the launch of Estrella Gateway, the retail heartbeat of the broader development. Spanning 63 acres at full build-out, Estrella Gateway will offer up to 15 full-service retail pads, serving both the more than 440,000 residents within a 10-mile radius and the expanding workforce at Goodyear AirPark.
