Talking
Rock Ranch |
| On 3,500 acres of a former working ranch in
Northern Arizona high country lie some of the state's most beautiful
landscapes. This is the setting for Talking Rock Ranch. Harvard's
master plan for Talking Rock took full advantage of the area's
rolling hills, dramatic boulder formations, canyons and clear skies.
The Talking Rock is named for the ancient Native American
petroglyphs on the property, and planning complemented the area's
heritage with an architechtural style that reflects the historial
tradition of the Arizona ranch homestead. Talking Rock has over
1,600 custom home-sites from one-half to five acres in size, a
private Jay Morrish championship golf course, clubhouse, swimming,
tennis and fitness facilities and 20 miles of walking and jogging
trails which wind through this rustic paradise. The project has met
enormous success and acceptance from the marketplace making it one
of the most successful Northern Arizona second home communitites. |

| Lake Pleasant 5000 |
| This 4,900 acre site is located at the base of the
Hieroglyphic Mountian Range, 10 miles West of Lake Pleasant in North
metropolitan Phoenix, and is planned as a golf course community. The
community brings to fruition all of the best planning and design
principles that have been utilized throughout the Southwest and
across the country. Special community oriented villages are combined
with a wide range of housing products with nearly half of the
development preserved as open space. An elaborate trail system will
crisscross the community and allow residents easy access to the
beautiful Sonoran Desert and the Hieroglyphic Mountains. |

| Located in Maricopa County just West of the
Hassayampa River 30 miles West of Phoenix, this 2,000 acre parcel is
planned for over 5,700 single family residential units, a public
golf course and supporting commercial uses. Hassayampa Ranch is
designed to be the highest quality masterplan in Western Maricopa
County, targeting work force housing and offering both conventional
and active adult housing opportunities with an extensive trail
system linking significant parks and neighborhoods. Approximately
15,000 residents will reside, work and play in Hassayampa Ranch at
full build-out. |

| Mountain Vista Ranch and Northwest Ranch |
| Northwest of Phoenix, Arizona, these two
communities are adjacent and comprise a total of 764 acres in the
City of Surprise. Both are master planned with residential and
commercial uses. 2,757 single family residential lots are connected
by 75 acres of parks, open space and a charter school. Neighbors are
able to gather and meet each other at picnic areas with ramadas,
softball and soccer fields, an amphitheater, and retail centers. An
exercise course and pedestrian and bicycle trails also offer the
opportunity to take advantage of Arizona’s sunny climate. When these
projects were in the planning stage, Harvard assisted the City of
Surprise in forming a water company to better serve new residents in
communities throughout the area. |

| Ocotillo Ridge Estates |
| Lush, rolling desert terrain with spectacular city
and mountain views is the site of this 203 acre gated community in
Carefree, Arizona, just north of Scottsdale. The average home-site
is 5 acres to allow for the magnificent custom homes typical of this
premier area. Ocotillo Ridge Estates includes a 25 acre desert
preserve and riparian area surrounding Grapevine Wash which was
donated to the Desert Foothills Land Trust. |

| Madera Highlands |
| Madera Highlands is an upscale community in the
Green Valley area 20 minutes south of Tucson, Arizona. Green Valley
has traditionally been a haven for retirees, however Madera
Highlands welcomes all ages of Tucsonans who wish to live outside of
the city. The property combines over 300 acres of mature pecan
groves and approximately 600 acres of magnificent high Sonoran

O'Beyond Canada Hills is an 830 acre master planned community
featuring two championship golf courses in the Town of Oro Valley in
northwest metropolitan Tucson. As part of the community, a 65,000
square foot clubhouse and the golf courses were developed for the
Sheraton El Conquistador Resort. In addition to the 1,400
single-family residential lots that were constructed, Harvard also
developed and marketed support retail, office, and multi-family uses
for the community. A private water and waste-water utility company
was also created by Harvard to serve the community. |

| The Homestead at Camp Verde |
| Approximately an hour north of Phoenix, the
Homestead offers an attractive escape from the summer heat and city
bustle. This 393 acre master planned community features substantial
open space and trails to the Verde River. The plan gracefully
combines 800 single family residences, 300 apartment units, and 39
acres of retail, office, and medical campus space. The site is the
gateway to the Verde Valley, easily accessible from Interstate 17. |

| Pine Canyon |
| A second home residential community in northern
Arizona, this property was acquired via an exchange with the Forest
Service. The gated community consists of 245 one acre residential
lots used for vacation homes by the residents of Phoenix and Tucson.
Amenities include a recreation center and miles of hiking trails. |

| This 603 acre single family residential community
in the Hill Country of Austin, Texas includes 337 one to three acre
custom home-sites. Hiking and nature trails run throughout the
community and along Bull Creek. Two neighborhood garden office sites
were developed at the entrance to the community. |

| The Courtyard consists of 69 half acre custom
home-sites developed on Lake Austin in northwest Austin. Many of the

| Dove Valley Ranch is a master planned community on
550 acres in the City of Peoria in northwest metropolitan Phoenix.
Dove Valley Ranch was owned by seven different landowners and
Harvard, acting as the lead partner, negotiated a planned area
development agreement with the City. Harvard planned and coordinated
development of the off-site infrastructure for its parcel and
developed 442 of the 1,944 single-family residential lots within the
master planned community. |

| Neely Farms |
| Neely Farms is a 143 acre master planned community
in the Town of Gilbert in southeast metropolitan Phoenix. Harvard
planned and coordinated the construction of the off-site
infrastructure, arterial and collector roads, and the parks and
retention areas for the 629 single-family residential lots. |

| Springtree |
| Springtree consists of 197 single family
residential lots on 73 acres in the Town of Gilbert in southeast
metropolitan Phoenix. The community has trails and parks integrated
with thoughtfully planned open spaces. Harvard planned and
coordinated the construction of the off-site infrastructure for the
property, including the design of a waste water system for the area. |

| Freeport Business Centre |
| This rail served industrial park encompasses 494
acres on Interstate 35 in southwest San Antonio. Freeport Centre
offers distribution, warehouse and manufacturing space, features a
225 acre foreign trade zone, and is served by the Southern Pacific
and Union Pacific Railroads. In conjunction with Bexar County,
Texas, a U.S. Economic Development Administration grant in the
amount of $2.25 million was secured for road, water, sewer and
railroad improvements. |

| Located in Round Rock, just north of Austin, this
140 acre site features a variety of mixed uses including industrial,
